PLAN-tecture is a Kent based Town and Country Planning consultancy specialising in design. We cover Kent, Sussex and Surrey. We provide impartial planning advice and work with our clients to establish their projects, making sure they understand what can be achieved through the planning system.

Our core value is to integrate the design process seamlessly with town planning. We prepare all types of applications for submission to local planning authorities. Our design skills and expertise in planning together with our project management and community engagement experience help identify realistic development opportunities for delivery. We are therefore in a strong position to negotiate with local planning authorities on development proposals.

We work with our clients to help review, maximise and balance the planning opportunities in space requirements for buildings and land use to achieve our clients’ objectives and vision. We aim to find integrated design and planning solutions for our clients.
We tailor our advice and approach on a case by case basis because there are different strategies and ways to gain support and permission from the local planning authority. We advise and submit on behalf of our clients the appropriate types of application relevant to their case. These include:

Development and land use that require formal planning permission.

We prepare planning applications to support proposals developed with our clients to obtain formal planning permission  

Permitted development rights of all types of buildings and land use.

We advise on permitted development rights and the various associated legal procedures specific to each case. Permitted development rights exempt certain building works and changes of use from planning permission. However, some permitted development rights require legal onus on the developer to obtain prior agreement from the local planning authority. In such a case, we will work with our clients to assess the planning criteria and conditions to help develop a proposal for submission to the local planning authority for a positive outcome. 

Certificate of lawful development/use. 

In cases where permitted development rights need to be confirmed or where planning breaches are required to be regularised, we work with clients to prepare and submit on their behalf an application for lawful development/use.

Site allocation designations for the local plan.

On behalf of our clients, we can promote sites for consideration by the local authority in their Local Plan review to increase the opportunity for sites to be allocated for development. Once the proposed site has been designated for development in the adopted Local Plan it is important that individual planning applications address its requirements.

Neighbourhood Planning

PLAN-tecture have third sector experience working with communities on neighbourhood planning.
We tailor our professional planning and design advice and services appropriate to the profile, objectives and requirements of our clients and the communities they serve. We can provide planning and design support at any stages of the neighbourhood planning process.

Representations on behalf of parish councils/community groups/members of the public

The English planning system is "plan-led" and policies in an adopted, up to date Local Plan and Neighbourhood Development Plans are important elements in how decisions are made on individual planning applications. Once a site is allocated for development as published in the up to date adopted Local Plan there is certainty for developers that the site can be developed in accordance with this document.

However, there are window opportunities for members of the community to comment on the draft/review of the Local Plan and on individual planning applications that could influence the decision-making process. PLAN-tecture work with members of the community, whether as individuals or groups, to prepare and submit representations on their behalf to the local planning authority during the aforementioned public consultation periods. We make representations communicated and justified at a professional planning level.
